You set a not-to-exceed limit. We work to it, document with photos, and call before anything exceeds it. Our standard proposal is $785.

Same-week scheduling

We hold 20 jobs per week of capacity for maintenance and handyman work orders, so a Monday request does not become a next-Friday visit.

Turnovers as a package

Paint, flooring, drywall, fixtures and punch list handled together between tenants, not booked trade by trade.

The trades we cover in-house

Handyman and general repairs, plumbing, carpentry, trim and doors, drywall repair and finishing, faucet and fixture replacement, flooring, interior and exterior painting, and attic insulation. Electrical, roofing and HVAC are handled inside renovation and remodeling projects rather than as standalone maintenance call-outs.
